Description:
We are seeking a dedicated Assistant Superintendent to support the construction of multi-family residential projects (e.g., apartment complexes, condominiums) in Orlando, FL. The ideal candidate will have hands-on experience in multi-family construction, assisting in site supervision, subcontractor coordination, and quality control for projects valued at $10M–$50M. This role requires strong organizational skills, a commitment to safety, and the ability to thrive in Orlando’s fast-paced construction market, ensuring projects are delivered on time, within budget, and to the highest standards.
Key Responsibilities:
- Assist the Lead Superintendent in overseeing daily operations on multi-family construction sites, including apartments, condominiums, and mixed-use residential projects.
- Coordinate and supervise subcontractors (e.g., framing, MEP, drywall, finishes) to ensure compliance with plans, specifications, and Orlando building codes.
- Monitor project schedules, assist with sequencing, and report progress using tools like Procore, Bluebeam, or Primavera P6.
- Conduct daily site inspections to enforce quality control, safety standards (OSHA 10/30), and Central Florida’s hurricane preparedness requirements.
- Support the management of material deliveries, site logistics, and punch-list completion for multi-family units.
- Collaborate with project managers, architects, and engineers to resolve RFIs, change orders, and constructability issues.
- Maintain accurate daily logs, safety reports, and documentation for owner and municipal inspections (e.g., Orange County permitting).
- Foster a culture of teamwork, safety, and excellence on-site, mentoring laborers and coordinating with Kaufman Lynn’s preconstruction team.
Qualifications:
- Minimum 1 years of experience as an Assistant Superintendent working with multi-family residential projects (e.g., apartments, condos, townhomes).
- Knowledge of Orlando/Orange County building codes, permitting processes, and Florida hurricane standards.
- Proficiency in construction management software (e.g., Procore, Bluebeam, PlanGrid) and scheduling tools.
- OSHA 10 certification required; OSHA 30 or First Aid/CPR preferred.
- Associate’s or bachelor’s degree in construction management, civil engineering, or related field (or equivalent experience).
- Strong communication, leadership, and problem-solving skills, with a focus on safety and client satisfaction.
- Local relationships with Orlando subcontractors and suppliers are a plus.
