Position Overview:

They are seeking an accomplished Preconstruction Director to lead the preconstruction efforts for high-profile multifamily high-rise, institutional, and commercial projects in Miami, FL. The ideal candidate will bring extensive experience in cost estimation, value engineering, and project planning, ensuring projects are set up for success from inception to groundbreaking. This strategic leadership role requires collaboration with clients, architects, and internal teams to deliver accurate budgets, schedules, and constructability analyses while navigating Miami’s dynamic construction landscape.

Key Responsibilities:

  • Oversee all preconstruction activities for multifamily high-rises (25+ floors), schools, healthcare facilities, airports, and commercial projects, ensuring alignment with client goals.
  • Lead cost estimation, including detailed takeoffs, budgeting, and value engineering to optimize project costs and feasibility.
  • Develop and manage preliminary schedules, phasing plans, and logistics strategies for complex, high-value projects ($150M+).
  • Collaborate with owners, architects, engineers, and consultants to refine project designs, ensuring constructability and cost efficiency.
  • Conduct risk assessments, identifying potential challenges (e.g., permitting delays, material shortages, Miami-Dade regulations) and proposing solutions.
  • Negotiate with subcontractors and suppliers to secure competitive bids and ensure quality materials and services.
  • Utilize advanced preconstruction software (e.g., Procore, Bluebeam, On-Screen Takeoff) for accurate estimating and planning.
  • Present comprehensive preconstruction reports to clients and senior leadership, fostering trust and transparency.
  • Mentor and guide preconstruction teams, including estimators and coordinators, to build a high-performing department.
  • Stay abreast of Miami’s building codes, zoning laws, and market trends to inform strategic planning and client advisement.

Qualifications:

  • Minimum 15 years of experience in the construction industry, with at least 10 years in preconstruction or estimating roles for a general contractor.
  • Experience leading preconstruction for at least 5 multifamily high-rise projects (25+ floors) with a minimum construction value of $150 million each.
  • Proven expertise in managing preconstruction for institutional (e.g., schools, healthcare) and commercial projects in urban markets.
  • Advanced proficiency in preconstruction software (e.g., Procore, Bluebeam, Timberline, On-Screen Takeoff) and Microsoft Office Suite.
  • In-depth knowledge of Miami-Dade County building codes, permitting processes, and environmental regulations.
  • Exceptional analytical, negotiation, and communication skills, with a client-focused approach.
  • Strong leadership abilities, with experience mentoring teams and driving cross-functional collaboration.
  • Bachelor’s degree in construction management, civil engineering, architecture, or a related field (Master’s degree or PMP certification preferred).
  • OSHA 10 or 30 certification and relevant professional certifications (e.g., CCM, LEED AP) are a plus.
  • Ability to thrive in a fast-paced environment, managing multiple projects with tight deadlines.

Preferred Skills:

  • Established relationships with South Florida subcontractors, suppliers, and consultants.
  • Experience with sustainable construction practices and certifications (e.g., LEED, WELL Building Standard).
  • Familiarity with Miami’s unique construction challenges, including hurricane preparedness and coastal regulations.
  • Track record of securing repeat business through strong client relationships and accurate preconstruction deliverables.
